Mortgage lender in Clarks Summit, Pennsylvania

You are not behind.Nobody ever sat down and explained this part to you.

Most people meet a mortgage as a website, a form, and a number they do not understand. Then they wait, because nobody wants to sound like they do not know what they are doing.

Lori Rudalavage has spent more than 25 years doing it the other way. She is the vice president and senior mortgage lending officer at PS Bank, and she started its mortgage department herself. You call a person in Clarks Summit and you ask your question.

The questions people are afraid to ask out loud

Nobody wants to look like they do not know what they are doing. So these sit in the back of your head for a year or two while nothing happens.

  • Do I even make enough to buy a house?
  • My credit is not perfect. Is that the end of it?
  • How much do I actually need saved up first?
  • I still have student loans. Does that ruin it?
  • Is it too late for someone my age to start?
  • If I call and ask, am I going to get pestered forever?

Not one of these is a silly question. Every one of them has a real answer, and most of the answers are shorter than you expect. You just need a person to ask.

She did not inherit this department. She built it.

Before 2016, PS Bank did not have a mortgage department. Today it does, and it exists because Lori Rudalavage built it.

She had already spent more than sixteen years running her own mortgage company as its president and owner. In 2016 she brought that business into PS Bank, a community bank that has been lending in this part of Pennsylvania since 1914, and PS Mortgage grew out of it. Other lenders work in that department now.

That is not the usual story. Most loan officers walk into a job that was already there. Lori built the desk she sits at, which means she knows how every part of it works.

She started out as a branch manager at a local bank after graduating from the University of Scranton, and moved into mortgages in the middle of the 1990s. She grew up in Carbondale. She serves on the Lackawanna Heritage Valley board and the Broadway Theater League board.

She told Happenings Magazine that guiding people through this process is “an opportunity to make a lasting impact.”

Start with a conversation, not an application

There is one step before all the paperwork, and it is the step most people skip because they think they have to be ready first. You do not. This is the call where you find out where you actually stand.

  1. 1

You say what you are hoping to do

Buy your first place. Move up. Build something. Refinance. Help one of your kids. You do not have to have it figured out before you call.

  2. 2

She asks a few questions and tells you where you stand

In plain words. If something needs fixing first, she says so, and she tells you what to fix.

  3. 3

    You decide what happens next

If you are ready, she walks you through it. If you are not ready yet, you leave knowing exactly what to do about it. Either way you hang up knowing more than you did.

It starts with one phone call.

Not an application. A conversation with the person who would actually handle your loan.

What is different after one phone call

You know what to work on

Instead of a vague feeling that you are not ready, you have a short list of real things.

You know who to call

Not a chat box and not an 800 number. A name and a number saved in your phone.

You stop guessing

The internet gave you a hundred answers. Now you have the one that fits your situation.

There is probably a loan built for your situation

People count themselves out early. First time buyers. People who work for themselves. People buying land or building. People who got told no somewhere else and never found out why. Different situations have different programs, and knowing which one fits you is the job.

Buying your first home

The one most people are the most nervous about. It is also the one with the most help available.

Conventional loans

The standard path for buyers who have their footing.

FHA, VA and USDA loans

Government backed programs. VA is for veterans and service members. USDA is for many homes outside of town.

Down payment help

PS Bank works with grant and assistance programs, including the First Front Door program for first time buyers.

Building a home

A construction loan for people who are building instead of buying.

Refinancing and home equity

For people who already own and want to change the loan they have, or borrow against what they have built up.

There are also programs tied to certain jobs, including ones for healthcare workers and educators. Ask which ones you qualify for.

No rates, payments, or loan terms appear on this page. Those depend entirely on your situation, and you get them in writing during the loan process, not from a website.

You are not asking for a favor. You are a buyer getting ready.

Ask your question out loud and find out where you really stand.
